How can tenants pay rent?

We offer multiple convenient payment options to fit every tenant’s needs:

Online – Pay via credit card or bank account through the Tenant Portal.

By Mail or In Person – Send or drop off money orders, personal checks, or cashier’s checks at our office. *No cash accepted via mail or drop off.

Cash Payment Locations  – Tenants can pay with cash at many retail locations such as CVS, 7-11, Walgreens, ACE, or Walmart depending on home location using a unique payment code.

  • What areas of Missouri do you service?

    While we are fully licensed realtors in the state of Missouri, we only manage properties in the St. Louis and surrounding areas to ensure quality, hands-on service.

  • Do you manage properties in Illinois?

    No, we are not licensed in Illinois and can only manage properties in Missouri.


Payment & Financials

  • When are payments processed for property owners?

    We process payments every Monday, Wednesday, and Friday. 


    The timing of your payout depends on the tenant’s payment method:


    Next business day – If the tenant pays via direct deposit.


    Up to 7 business days – If the tenant pays via ACH, personal check, or credit card.


    Prefer a specific payment date each month? We can customize your payout schedule to fit your portfolio.

Maintenance & Repair

  • How do I submit a maintenance request?

    You can submit a maintenance request directly through your Tenant Portal for the fastest response. 


    You can also call our office and select the maintenance option from the automated menu.

  • What is considered an emergency maintenance issue?

    🔥 Furnace malfunction (when temperatures are below freezing)


    ☀️ Air conditioning failure (when temperatures exceed 90°F)


    🚒 Fire – Call 911 first, then notify your Property Manager


    🚓 Burglary – Contact police first, then notify your Property Manager


    💧 Major water leaks – If the leak cannot be contained in a bucket, report it immediately


    ⚠️ Gas leak – Contact your gas provider first, then call your Property Manager


    💡 Electrical outage – Check with your electric provider first for area-wide outages, then contact your Property Manager



  • How Do I Request Emergency Maintenance?

    For emergency maintenance requests:


    Call our office and follow the automated prompts to reach maintenance.


    After hours? Leave a detailed voicemail with your name, address, issue, and return contact information. Someone will reach out as soon as possible.
